The available inventory continues to drop across the Phoenix valley and is about to dip under 17,000 listings.  We are currently at 17,009 as of 11 am today, so this could happen very easily by end of today, May 28th.  This means home sellers have the upper hand and finding a great deal and that perfect home is becoming a little harder each day.  In fact, the chart below is the monthly dollar volume of closed sales for all areas & types, measured every Saturday.  The most recent number for May 25, 2019 is $3.636 billion.  This is the highest number we have ever recorded, surpassing the prior record set in June 2018.  This shows you how hot our local market is currently.  If you need help in finding the best deal and securing a home, give me a call today.  We’ll work hard to get you the right property under contract!  Contact me here: 


Rising Rents Expected to Continue Through 2019

The valley rents are booming and the rental market for would be renters in hyper competitive. Rents in Phoenix climbed more than 7 percent in 2018, a growth rate eclipsed by only one other city in the country. Our strong economy and population grow is pushing rents higher & higher. It’s now hard to find even a 1-bedroom apartment in a decent area under $1,000/monthly.

Phoenix has come to be a viable options for people looking for affordable housing and employment opportunities compared to higher cost of living states that surround us, like California, Colorado & East Coast cities like New Jersey or Chicago.

On the Westside of the Valley, Peoria also experienced eye-popping rent increases. The West Valley city saw rents climb 9.3 percent, according to RentCafe, which placed it among the five fastest-growing small cities in the nation.

The rising rent trend is predicted to continue through 2019, as our state continues to add jobs.

Under Contract/ Springs at Yorkshire 

 

Under Contract in only 5 days! Although new listings are arriving at roughly the same rate as last year, active listing counts are declining more quickly than they were at this time in 2018. This is because they are going under contract faster.

The number of active listings without a contract peaked in 2019 on February 16 at 19,693. As of May 18, it has declined 10.6% to 17,597, these numbers are for all areas & types within the ARMLS database.

Comparing with last year, we saw a peak of 17,815 on February 10, 2018 and by May 18, it had declined to 16,499. This is a drop of 7.4%.

We can see that we still have 7% more active listings than last year, but the gap is closing because demand is now stronger than it was a year ago.
